Exhibit A RENTAL RULES Subject to change (with written notice) The following rules are strictly enforced. Homeowner reserves the right to retain 100% of Guest’s security deposit should any violation occur. Additional fines may be applicable as noted. All fines must be paid by Guest within 7 days of notice. 1. Maximum number of persons on the Premises at ANY TIME is limited to 16 persons without prior written approval. 2. Early check-in/late check out is not allowed without prior approval. Guest shall incur a $1,000 fine for early arrival, or late check out. 3. All vehicles must be parked on the Premises in designated parking areas only (in the parking lot or on the road, no parking in the grass or on 460th Street) – parking is allowed on 113th Ave. if needed. No more than 10 vehicles are allowed on the Premises at any time without prior approval. 4. Guests must remain free from citation and charges for nuisance, disorderly conduct, or any other illegal activity, and in compliance with county ordinances, state and local laws. Violation with result in forfeiture of security deposit. 5. Decorating for a special occasion is allowed, however glitter is strictly prohibited, extra cleaning fees up to $100.00 be assessed. 6. Fireworks are not allowed at any time. Firecrackers are not allowed at any time. Violation shall result in an additional $1,000 fine per piece and other possible fines from local authorities. 7. Quiet hours are from 11pm to 7am daily. Loud outdoor music is not allowed at any time. Loud, boisterous ‘drunkard-like’ communication and activities are prohibited. Profanity along the lakeshore, is prohibited. Violation of this rule shall result in an additional $500-$1,000 fine per occurrence. 8. Animals are NOT allowed inside any structure under any circumstance at any time. Service animals are welcome. Emotional support animals are not covered by this policy because they are not trained to perform a specific task related to a disability. No animals inside the pool. This will be a fine of $2,500 to replace the pool water to accommodate future guests with animal allergies. 9. Smoking/Vaping of any kind is NOT PERMITTED inside any buildings or within 15 feet of any structure. Violation of this rule will result in fine of $100.00 per hour of running the Ozone machine to remove the smell. Littering of Cigarette butts is prohibited. 10. Green lot lines defined in Exhibit C (attached) are to be respected at all times. Guest shall not interfere with the neighboring property owners’ rights to access and use the easement driveway. Guest shall not deviate from the driveway nor park or stop on the driveway except within the property limits as indicated by the Green borders and shaded area. 11. Trash: Please place all trash in outdoor trash dumpster during throughout stay and upon departure 12. Keep the Premises and all furnishings in good order. Re-arranging of furniture is not permitted. Any out-of-place furniture or damage shall be Guest’s financial responsibility. 13. Lawn Care: During summer months expect weekly lawn service. Please have the yard clear of obstacles and stay at a distance while they work. 14. Snow Removal: The snow removal crew normally clears the walking paths after each snow. The driveway is plowed any time there is over 2” of snow. Guest is free to clear any snowfall with provided tools. 15. Housekeeping: While linens and bath towels are included in the unit, there is no daily house cleaning service. 16. Beach Towels: Provided towels and linens are prohibited from outdoor use. It is suggested Guest bring beach towels. A fine of $20 per towel shall be assessed for evidence of outdoor use. 17. Water and Septic: The Premises has a well and septic system. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that material other than toilet paper has been flushed, and backup or damage occur, Guest shall be liable for all charges relating to the incident, including but not limited to, the loss of rental income from subsequent rentals. 18. Do not leave the pool auto cover open during sleeping hours. It must be closed when not in use. Do not leave the pool open and unattended at all. 19. Close the hot tub cover when not in use. Use all 4 latches to secure the lid from blowing open. If the hot tub cover is found to be open and we cant reach you to close it we reserve the right to come close it to keep it from being damaged due to contaminants, water evaporation or freezing. 20. Do not swim in the lake and get in the pool or hot tub without showering first. 21. No shoes can be worn in the pool or tree house net. 22. Do not touch the LED wall or throw balls or play volleyball in the pool next to the LED wall. 23. Do not splash the LED TV wall. 24. Please control the water dripping off you as you exit the pool. Use the black catch mats located at the end of the pool to dry off before walking around the property. 25. Please make sure you are dry before using the furniture. 26. Please remove any food you bring with you. Do not leave onsite. 27. Do not remove mattress protectors or mattress and pillowcase encasements. The cleaners will remove all the bedding and take out the trash. 28. Please make sure the Outdoor grill and Firepit propane are off when not in use, if you leave them on and drain the propane tank, you will be responsible for all the costs associated with refilling it. 29. DO NOT HANG FROM THE BACKBOARD on the sport court. It will break and your replacement cost is $800 dollars. 30. Filming is prohibited without prior permission. 31. Homeowner is not responsible for any accidents, injuries or illness that occurs while on the Premises, in its facilities or on equipment provided or rented. The Homeowner is not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all Guests are expressly assuming the risk of any harm arising from their use of the Premises or others whom they invite to use the premise. The entire property is accessible, there are a few steps to get into the entrance of the building. The A-Frames are included, however there are steps to get up to them.
